15 Holiday Sales Last Week

I apologize for the delay for interesting sales post this week, but I’m just now slowly beginning to recover from the eggnog and fruitcake hangover. Last week sales were predictably slow if not stagnant. 15 sales across the board with one at Olive 8, and most in the downtown and Capitol Hill neighborhoods. Some interesting sales include a 1 bedroom at Trace Lofts, a 2 bedroom Contemporary town home in Ballard, and a 1 bedroom in the Mosler Lofts in Belltown.

Someone finally snagged the double rainbow view home at Trace Lofts, at the $259,950 asking price. The 1 bed 1 bath unit is actually quite nicely set up considering its pint sized 615 sf living quarters. I dig the exposed brick walls, timber ceiling, and fir flooring. The kitchen has plenty of cabinet space (the tenant couldn’t have a dinner party in here, but maybe on the rooftop terrace!) stainless steel appliances, and I’m 50/50 with the tile back-splash. The unit came with a full size front load washer dryer, a storage unit, and a parking space.

This newly completed modern unit designed by Beau Development recently sold for 96% of the asking price, for $385,000. The 2 bed 1.25 unit in Ballard was the only available unit at this time, and will have zero HOA dues.The living and kitchen areas have nice bamboo flooring, with Caesar stone counter tops and custom steel railings (and is that a Harry Potter closet?). Both bedrooms look roomy and the bath connected to the master is quite nice- love the shower. Private rooftop deck was certainly part of the deal breaker, and it also has a one car garage. Front yard looks fairly low maintenance.

It took the agent for this short sale in the Moser Lofts a good 6-7 months to find the right cash only buyer. It’s unfortunate most of the photos are terrible, but if you can get past that its really a lovely space. 1 bedroom + office, with 1 3/4 bath, and floor to ceiling windows. Love the kitchen island stove-top with hood, this would be a fun home for entertaining. This unit also came with two parking spaces and a storage unit, and was sold as-is.
