Its worth noting the seller is asking $750k, but an almost identical unit sold for $615k on 8/28 of last year.

Thanks so much for posting! To be clear, not all homes in the Boulders are 1,749 square feet / 3 bedrooms 2,.75 bathrooms. One of the many features that make the Boulders unique is that all of the homes are different in design. Keep an eye on your favorite real estate site for future open house dates.

Hello, We were aware of this prior sale when the price was set for this home but there were a number of circumstances leading us to believe that the price of $750,000 is well justified. Beyond the fact that it’s hard to know the motivations of that prior seller or to take solely one sale into consideration to determine value of a neighboring property, that sale involved an attorney vs. a RE broker so the selling office commission being offered was taken off of the sales price instead of being paid to a real estate firm (approx. $15k). That home was smaller than this by 100 square feet and did not have the same room count nor did it include a second parking space. Then of course there’s the consideration of appreciation since that sale commenced approx. 7 months ago while the market as a whole has been increasing. There are additional architectural features the subject property has such as tongue and groove paneled ceilings vs. plywood and in our opinion, my owners have the best view of the waterfall in the Boulders. These items are a less tangible but make this home more enjoyable which is invaluable from my perspective. – Larry Wilcynski / Listing Agent
