We got a sneak peek at REO Flats today.

Designed by Johnson Architecture and Planning (Trace Lofts, Veer Lofts, Packard Building), built by Compass (Pearl, Chloe, Vox) and developed by Madrona it is currently under construction at 1515 14th Ave on Capitol Hill. They’re targeting a mid-May opening with leasing starting sometime in April.

The neat thing about this project is that they preserved the facade of the building that used to house Porchlight and Bluesky. Both of whom will be moving back in. They also went to great lengths to use reclaimed brick in the lobby and will be painting a huge mural as a nod to the buildings namesake, The REO Motor Company, named after Ransom E. Olds (Oldsmobile).

The building is 108 units with a mix of studios, one bedrooms and two bedrooms. Units are being finished with the finishes that you’d expect from an apartment building being delivered today. No gas cooking though. Many units will include decks. For those picky about their Internet and TV you’ll have a variety of periods to choose from (there was much discussion about how 20-something renters are more concerned about their Internet than parking.) Many of the units have great views to the west and south.

There are 4 retail units. 2 already taken by Porchlight and Bluesky Dry Cleaning. As I’m sure will be standard from here-on-out, there are electric car chargers and bike storage.

Prices likely in the $2.90-$3.00 a square foot range. $175 for parking. Storage available too.
