The 6 townhomes at 92 E Newton St have been only open for about month and 4 units have been sold.  2600 Franklin Ave E (254 E Roanoke St on listing), which is now pre-selling, has been able to sell 1 of the 5 units already.  Both developments face south, have views from roof top decks, in-floor heat, and only one uncovered parking space. The kitchens come with quartz counter tops, stainless steel appliances and gas ranges.  The main differences between the two projects are number of bedrooms, size, price, deck size, and location.

There are two different styles left at 92 E Newton St.  One with living/dining/kitchen on the first floor, with 1,721 square feet, and the other with it on the second and 1,633 square feet.  Both are 2 bedroom, 2 bath, and den.  Both have dramatic open light wells from the living room to skylights in the roof.  The master bedrooms in both are open to this space.  The master bathroom and walk-in closet are inconveniently located across the open sided hallway.  The roof top deck is just the front third of the roof and is reached by open stairs from the top floor.  The light well allows heat to travel to the top floor, which could be mitigated with self-opening skylights.  The neighborhood is just above Lake Union and very quite.  Great townhouses with an open style.  Prices are around $710,000 and the open house continues this weekend.

Since 2600 Franklin is not complete, there is less information available.  I would contact the agent on the listing if interested.  With 3 bedrooms and a major park just down the street, they would work well for families.  The bedrooms are on the upper floors and living/dining/kitchen on the ground floor according to the plans and listing, but the pictures show different layouts.  There is a nice patio off the the back and a larger roof deck accessed by enclosed stairs.  The master bedroom floor layout has some wasted space in front of the closets and the little deck area in the back could be put to better use.  The neighborhood has some noise from I-5, but the views from the roof should be great since they are further up the hill.  The square foot prices are higher, and square feet lower than 92 E Newton, which is evident in the smaller living area.  Pre-sale prices start at $699,900.
