We’ve found a few homes of distinction to write about this weekend.  Two houses in Ballard and one condo at Firehouse 25 on Capitol Hill.  All have open houses on Sunday.

Love it or hate it, that front facade is different (if you don’t count it’s sibling next door).  Listing for $1,050,000, this new 4 bedroom, 3,5 bathroom, has 3,310 square feet.  The high windows and decks really open up the living spaces.  A family room on the first floor has a fireplace and opens to a covered patio in the backyard.  The downstairs guest bedroom, unlike many, has real windows and a full bathroom.  Small lot, but that is common in the neighborhood.

The historic Firehouse No 25 has some nice condos in it.  This one could do with a good interior designer.  $339,000 gets you 1 bedroom, 1 bathroom, and 743 square feet.  There are some inconsistencies in the listing; it talks about 16′ ceilings (?) and it being on the 3rd floor.  Kitchen and bathroom are very dated.  It would be great at the right price, but it also has a special assessment.  Look, but don’t touch.

Built in 2010, this home has a butterfly roof which allows the ceiling to be vaulted at each end, with windows to match.  Large open living area with plenty of light and a fireplace.  Great looking kitchen, but the island is looking the wrong way, and there is some kind of storage unit in the wall, making it even harder to use that side of the island for seating.  Downstairs is the poorer cousin to a great upstairs space, no thought was given to the 2 bedrooms down there.  If you could sort out the downstairs, this could be a great home.  Listing for $700,000, it has 3 bedrooms, 2.25 bathrooms, and 1,960 square feet.
