We’re starting the year at an all time low of homes for sale, but don’t despair, new listings have started hitting the market and will build momentum through the spring, with the number of new listings likely peaking in May or June.

If you’re serious about buying this year, we’d recommend getting started now. Your search will take longer than expected. If you’re serious about selling, now is a good time. Buyers from last year are ready to go and you won’t have much competition from other listings.

If you’re thinking new construction is the direction you want to go, here is our list of multi-family projects in the pipeline. If you’re thinking a new townhouse or single-family home, get in touch, and we’ll get you a custom list.

What caught our eye this week was this 2-story penthouse on Capitol Hill, a funky single-family tiny loft, a mid-century modern project in Mount Baker and a penthouse at Mosler Lofts.
