New Construction Pipeline: September 2018 Update

September is shaping up to be a very interesting month for new construction with 5 projects starting reservations!

What makes it so interesting is that there are four “new construction” projects already on the market right now and ready for immediate move-in and they’re not selling. Hendon, Gridiron and Luxe 36 have many units to sell and they’ve been trying to sell them for a while – years in fact. Meanwhile the Stanton, an apartment conversion in Ballard has been on the market for two months and hasn’t sold a unit yet, despite already doing a price reduction.

So needless to say, we’re very curious to see how things go the next couple Saturdays:

Saturday, September 15th:

  • Solis: 45-units on Capitol Hill, 2020 move-in
  • Atrium: 34 units on Capitol Hill, 2018 move-in
  • Edison: 51 units on Capitol Hill, 2018 move-in
  • Wallingford 45: 48 units in Wallingford, 2018 move-in

Saturday, September 22nd

My guess is that Mira Flats will far the best. There’s a lot of pent-up demand in Bellevue and it has an approachable starting price point with 2019 occupancy.

In terms of what to look forward to in October, we hear Infinity Shore Club in Alki and Jade Residences in Kirkland are likely to start reservations.
