New Construction Pipeline: October 2018 Update

By October 3, 2018

Market Report

There is a lot going on with new construction!

Last month four condos in Seattle, and one in Bellevue, started sales. The response was mixed with three condos securing only seven reservations across 133 units while Solis on Capitol Hill is over 50% reserved and Mira in Bellevue is 50% reserved. We also have confirmed that Stanton in Ballard, an apartment conversion, still has not sold any units.

Looking forward to October we hear that Spire is likely to start reservations mid-month and First Light will likely hold at least a broker kickoff event and open an event space on their construction site. What about

Looking forward to the rest of the year, we hear that Emerald will likely be starting previews in December. And Encore, formally known as Sonata, should start reservations before the end of the year.

If you were waiting for 403 Thirteenth, keep waiting, it has slipped for this year to February 2019.

Remember U-Place, the 244-unit building just east of U-Village? We heard that they’ve sold half of the building overseas. No word on when they’ll start selling locally.

And what about Gridiron? They’ve switched sales teams again and will be using Realogics moving forward. We’re surprised they don’t have any units listed on the MLS right now given they are likely only 62% sold.

Needless to say, if you’re looking for new construction, you now have a lot of options.
