I swung by Wallingford45 to check it out in person this past weekend at this first open house. Here’s what I learned:

  • Rooftop deck wasn’t available for touring
  • There’s actually two buildings, a 40-unit main building and a 8-unit building to the south. The smaller building doesn’t have an elevator.
  • No dues until January
  • There’s a 40% rental cap
  • 18 parking spots. Spots are $75k, but if you buy one of the 10 most expensive units, they’re only $50k
  • Grand Central Bakery and a flower shop are going in the ground floor rental

Pricing on model units that I looked at:

  • #108 – $839,950 – 962 square feet
  • #114 – $579,950 – 548 square feet
  • #301 – $569,950 – 560 square feet
  • #310 – $424,950 – 584 square feet
  • #312 – $424,950 – 574 square feet
  • #406 – $739,950 – 673 square feet
