KODA Sales Center Opens March 30th

KODA announced today (the 29th) that they’re opening their sales center to the public starting tomorrow (the 30th) at 11am.

KODA is the 201-unit new condo going up at 450 S Main St. Going into this sales gallery opening they were about 80% reserved. So far, 60 reservations have converted to purchase and sale with 100 reservations still to convert (though not all will convert.) From the pricing we’ve seen presented to our clients, they’re pricing units at the middle of the range that they gave at the time of reservation, which was over a year ago. Pricing for the units they have available seems to be about 5% higher than what reservation holders are seeing.

I’m excited for KODA as it is the first, of several new buildings coming to the International District – a hotel, another condo and a 24-story mixed use building are all in the works. While it is hard to improve on its 95 Walk Score, it will improve! But more importantly, it will be the closest, and nicest, condo building to the 1.6 million square foot S campus that Urban Visions is building. With that many office workers soon to move just south of KODA, you can be sure there is going to be an increase in demand for good housing once KODA is built as people love walking to work.
