A Waterfront Transformation

By June 7, 2019

Rainier Beach

As someone who both lives on the water and just went through a remodel I am in awe at the transformation that 9860 Rainier Ave S has gone through.

Check out the before photos, now check out the after photos below to see how much updating has been done to the 2,649 square foot 4 bedroom, 3.5 bathroom home.

The sellers, in conjunction with McClellan Architects totally re-designed this home to give it the feel of a modern penthouse rather than 1971 older home. Some of the highlights include:

  • Huge steel beams tucked into the ceiling on the top level that carries the load and allows for the open floor plan and 28’ of sliding glass
  • La Cantina sliding doors with 14’ continuous opening
  • Built in motorized exterior blinds
  • Advanced framing techniques and products used to eliminate as much trim as possible
  • Soundproofing insulation installed inside all interior walls to eliminate noise transfer throughout house as well as eliminate road noise. Insulation coupled with solid core doors and 5?8” drywall make for a very calming and relaxed house.
  • Hydronic radiant heat installed throughout entire house. This system does an amazing job of comfortably heating the house and is incredibly efficient and inexpensive to operate.
  • Ductless mini-splits installed for a/c
  • Luxurious master bath with soaker tub, digital plumbing controls, and steam shower
  • Sub-Zero & Wolf appliance package including built in microwave & warming drawer
  • Over 1,500 square feet of decking
  • Powered & covered boat lift
  • Powered jet-ski lift
  • Sauna
  • Heated outdoor seating area on dock level to enjoy the Lake Washington year-long
  • Both garage bays wired for Tesla/electric car chargers

I love how the home is perched over the water enabling you to have a covered outdoor living space that is basically your dock with your boat lift right there. It is like a floating home but your home doesn’t move and you have a proper garage. Whomever buys this home is going to have so much fun this summer!

Priced at $1.9m.
