A peek at Graystone’s presentation gallery

Graystone is the 31-story 271 unit condo building coming to First Hill in 2022 and the other day we got a look inside their presentation gallery.

Located beside Mad Pizza at 1305 Madison Street, they’re just starting to build out the model unit. But for now you can see a scale model of the building and see sample finishes. They’ll have a the full presentation gallery ready for spring 2021 but wanted to get a jump on reservations.

Complimenting the sales gallery is an app that lets you “walk-through” the building in 3d previewing amenities and units. They painstaking employed a lot of drone photography to give buyers as realistic a view out of the units as possible. They don’t have all units rendered yet, but plan to. I’d love to see photorealistic renders of every unit in a building become table stakes for new construction sales.

We’re told they’re going for a modern art deco vibe with the finishes and will offer a turnkey experience where you can buy a fully furnished unit. Ceiling heights will be generous – 9’6″ and up. Unlike many buildings, they’ll include window coverings.

The 271-unit building will have 195 parking spots at $75k a spot. 16 will be EV-ready for $12k more and 64 adaptable for EV (seems like by 2022 every parking stall should be EV-ready…). For cyclists, the bike room will be at the ground floor level which is nice to see. Plus there will be 100 storage units, 3’x5′ available for sale.

Graystone has started reservations for a first phase of units. You can reserve a unit with a refundable $5,000 deposit with it converting to a purchase and sale in spring 2021 with a 5% deposit. Here’s a look at pricing:

The building will be managed by Columbia Hospitality (who manage Escala, Cosmopolitan, Emerald, Mira Flats, Bellevue Towers) and dues will likely be around $0.92 a square foot a month. Being managed by Columbia Hospitality will give homeowners many perks across Columbia Hospitalities resort projects.

They’ll also be partnering with local brands like Rad Bikes, Inform Interiors, Foster White Gallery…

The highlight of the tour was hoping on a Rad bike with Luis Borrero of Daniels Real Estate. It was my first time on a Rad bike and it has some kick! We zipped over to the site, checked out the construction and got a feel for the neighborhood.
