A cute and classic Capitol Hill loft

1505 11th Avenue Unit 208 is in one of Capitol Hill’s more iconic loft buildings. Monique Lofts was converted from a 1913 warehouse, originally Smyth Van and Storage, in 1999. Those warehouse bones are still there, with a dramatic, tall window bank, timber ceilings, and exposed pipes throughout. Careful, minimalist construction matches the look, with timber support beams and steel railings.

While the aesthetic is similar to other units in the building, no two homes are alike. This one-bedroom, one-bathroom unit’s footprint is relatively compact, it’s big on vertical space—with the loft above, the home totals 800 square feet. Above, the full-height bedroom is bigger than it seems, with a pallet-like built-in headboard that creates kind of an open walk-in closet behind it. The loft’s kitchen nestles in a corner beneath, with enough open room for an island to add counter space.

Of course, as with most lofts, the showstopper is the living area, complete with 20-foot ceilings. A built-in exposed-grain window bench adds a cute little touch that complements all that timber around it.
