Spire “sharpens” prices

Spire, the 41-story, 343-unit tower at 600 Wall St is scheduled to complete April 2021. While they’ve put four units under contract in December (ranging from $900k to $1.39m), with the finish line in sight they’ve reduced prices on some units. For instance:

  • #806 was $569,950 and is now $535,950.
  • #1008 was $1,386,950 and is now $1,169,950
  • #1404 was $939,950 and is now $899,950 (until 12/16)

Prices now start at $474,950 for #406.

As an incentive to get some deals done before the end of the year, if you’re under contract by end of year, they’re offering pre-paid HOA dues for 2021.

Condos have been out of favor this year but I suspect as workers return to offices that will change. We might also see a rise in demand for pied-a-terres as people split their time between the office and a Zoom town.
