Seattle weekly wrap-up: new listings skyrocket

I was expecting another strong week of new listings in Seattle but not this strong! 497 new listings, wow. Next week will be slower, likely much slower, as agents don’t typically advise listing ahead of a long weekend. Next week will also mark the beginning of the summer slowdown. I highly suspect that this past week will have been the busiest week for new listings this year.

Buyers were also busy and broke a new record with 375 homes going under contract last week. Here are some of those spending – this great modern $3.25m view home in West Seattle went pending in three days (sold in 2018 for $2.8m), this mid-century waterfront home in Three Tree Point went pending in four days (we toured it Monday. You had to take a tram to get to it! And its showing schedule was packed.), and this Queen Anne contemporary had 13 offers.

Note that we saw a lot more new listings than homes going under contract this past week. This bodes well for buyers but should signal some caution for sellers.

Standout new listings you could still see this weekend – a $6.25m Kundig on Mercer Island, a Seward Park home designed by its architect owners as their personal residence, a brand new home on the northwest shore of Lake Washington and an updated West Seattle contemporary.

Midcentury fans – this Laurelhurst one is unconventional! and don’t miss this one in Magnolia. If you’re looking for closer to the original thing, there are two in Seward Park, one for $900k and another for $1.25m.
