Seattle weekly wrap-up: new listings rebound

By June 5, 2021

Market Report

The number of new listings this past week re-bounded to 438. Certainly more than the 242 the week before Memorial Day, but less than two weeks ago when we saw 497. We’re predicting that we’ll have three more weeks of a good number of new listings before the 4th of July slow down, after which we’ll have a bump of new listings that first full week of July then it’ll be time for the summer slow down. So buyers, if you don’t find your home in the next month or so, you’ll likely be waiting to find it in September. And buyers, we’re doing an online home buying class Wednesday that will start off with a review of the state of the market.

(Not surprisingly buyers took a break last week as there were fewer new listings the week before.)

Certainly the most unique home of the week is this round house in Fauntleroy with stunning Sound views. Or if you’d prefer a more conventional home nearby, here’s a brand new $3.5m home in Fauntleroy. Remarkably this Queen Anne midcentury went pending in a couple days but well ahead of its offer deadline (QA midcenturies are rare…) But fortunately this Blue Ridge midcentury appears to be sticking to their deadline and don’t miss this Medina midcentury, wow! I also dig this Cobb contemporary in Washington Park.

Loft fans, don’t miss this 1,269 square foot loft at 81 Vine or this updated home at Madison Lofts. Need a getaway at the Pass? Here’s a luxury log chalet for $1.5m. Just in time for summer, two floating homes hit the market. A larger $3m one in Westlake and a much more modest one in Portage Bay. Come join us on the water!

PS – here’s a great visual for understanding the increase in housing construction costs

I own and manage Urban Living, a boutique Seattle and Bellevue real estate brokerage. I love lofts, floating homes, new construction, and mid-century moderns, but I will help you buy or sell just about anything!
