Case study: escalating prices for a Ballard townhome complex

By October 7, 2021

Townhouses

A group of 8 townhomes in Ballard built-in 2013 have had a few sales recently and it makes an interesting case study in what has been happening with prices as the homes are nearly identical.

Sold dateList priceSales priceDays on market
1st sale9/14/2020$799,000$799,0006
2nd sale3/24/2021$800,000$888,0007
3rd sale3/24/2021$800,000$905,0006
4th sale9/27/2021$899,000$933,0005

Amazing to see the difference between selling in the fall of 2020 versus the spring and summer of 2021.

Given the abundance of townhomes, surprising to see such price appreciation, but it seems like buyers place a big premium on townhomes that aren’t super skinny, have a garage, and have a yard.
