Eastside weekly wrap-up: buyers’ turn to pause for spring break

Surprisingly enough, we saw more listings this week than the week prior despite the spring break at schools. Sellers put 139 homes on the market on the Eastside. Normally we’d see sellers use this week to prep there homes for sale to list next week – I’m still expecting a jump in listings next week when the break is over.

Unsurprisingly, buyers also turned their attention away from real estate this week. Only 109 homes went under contract. As such, active inventory inched upwards to 583 active homes for sale across the Eastside. 50% of this week’s pending sales went under contract in seven days or less. What does that mean for your search? It means that while most buyers are waiting for the new listings each week, only about 10% of the active inventory is getting picked up. There are opportunities if you take a spin through inventory sitting on the market and it will likely be non-competitive if you find something you like.

A couple of Bellevue condos caught our eye this week – one with fully renovated interiors and a new construction condo at The Lofts at 15th from Toll Brothers (there aren’t many of these left!). For those looking to go green, this view home in Kirkland has 33 solar panels and 3 Tesla Power Walls…and is pretty nice inside too. We also liked this new construction modern farmhouse from JayMarc in Bellevue and a private retreat with 85 feet of lake frontage on Mercer Island’s north shore.
