Seattle Buyers Aren’t Slowing Down — Even at $7M

What a wild five days it’s been!
With the stock market and mortgage rates bouncing around, you’d think buyers might tap the brakes. But not in Seattle. We looked at the five-day stretch from April 3rd to April 7th and compared it to the same period the week before—turns out, buyers picked up the pace and put even more homes under contract.

Some major homes moved fast, too:
- A brand new $7M home went pending in just three days.
- A $6M listing? Off the market in two.
And prices? They’re on the move too.
The March numbers just dropped, and we’re seeing solid gains across the board. In Seeattle, the median price for a single-family home hit $992,000, up from $950,000 in February and up 7.5% year-over-year. On the Eastside, the median rose to $1.8M, climbing from $1.75M the month before and up 5.3% compared to last year.
So yes—despite the rollercoaster in the financial markets, local real estate is still showing strength.
As for us, it’s been a full week!
We listed three very different and very cool homes:
- A sleek, modern loft at 1310 E Union
- A stunning houseboat with sweeping views is blowing up on Reddit
- A Capitol Hill townhome, pending in 7 days
We also handed off the keys to a floating home with a bit of a backstory—it was my family’s, and it is the one that had the $1M fire. It sold on Thursday… and was relisted by the buyers on Saturday. Want to live on the water? You’ve got another shot—we’d be neighbors! ?
And heads up—next week is spring break for Seattle-area schools, which means some buyers (and their agents!) may be out of town. If you want to buy a single-family home, it could be a quieter week with less competition.

- Highest % over asking: Belltown condo for 50% over.
- Runner-up: Lake Forest Park rambler for 38% over
- Most expensive: Meydenbauer waterfront for $8M
- Least expensive: Queen Anne condo for $230K
