After peaking at $2.25M in May, median sales price in Bellevue has been steadily declining each month. In October, the median sales price for single-family homes and townhomes was $1,480,000, a 34% drop from the peak.

How many new listings did we see in Bellevue in October?

We saw 123 new listings in October, down from September’s 170. It isn’t surprising to see new listings slow as fall settles in. September is usually the last busy month for new listings for the year.

Bellevue Pending Sales

How many homes went under contract or pending in Bellevue in October?

74 homes went pending in Bellevue in October, down from 95 in September. In October 2021, 93 homes went pending, so this is a big year-over-year decline, but 2020 and 2021 were unusual years. That said, looking further back, this is the slowest October we’ve had in ten years.

How many homes were for sale in Bellevue at the end of October?

There were 189 homes for sale on the last day of October, down from 197 for sale at the end of September. At the end of October 2021 there were just 39 homes for sale, so inventory is nearly 5x year-over-year. But if you compare to a pre-covid year, say 2019, there were 195 homes for sale at the end of October 2019.

Median days on market peaked at 21 days in September but then dropped to 10 days in October. Last year, it was at 6 days but with offer review dates and hyper low inventory and rates, it was likely much shorter than that.
