After bottoming out in November near $1.2M and then jumping back up to $1.6M in December, median sales price for single-family homes and townhomes in Issaquah dropped back down to $1.4M in January. Low sales volume is going to make pricing a listing or your offer strategy tough!
There were only 21 new listings and 23 pending sales in January – this tells us that sellers are hesitant and buyers were active last month (they usually are in January). And while homes are spending 3.5 weeks on the market, that’s still 10 days less than Bellevue and the Eastside median.
If we follow last year, new listings should double for the next 2-3 months but we’ll see how confident sellers are as we head towards the spring!
