The September numbers for the Seattle single-family and townhome real estate market have been released. The headline is that even though interest rates continue to climb, the median sales price of homes isn’t falling. These decades’ high interest rates aren’t scaring off Seattle buyers yet. The median sales price in September was $899,950, a 2% increase from August’s $883,000 and a 1% increase from September 2022, when the median sales price was $890,000.

As noted above, the median sales price of a single-family home in September was $899,950, up 2% from $883,000 in August and up 1% year-over-year from $890,000 in September, 2022.

Seattle New Listings

How many new listings did we see in Seattle in September?

We saw 863 new listings in September, up 35% month-over-month from August’s 637. Last September, we saw 1,023 new listings, currently 16% less year-over-year. We did see a jump in new listings like we expected this September, but we are still far from the new listings from this time last year.

How many homes went under contract or pending in Seattle in September?

503 homes went pending in Seattle in September, up from 527 in August. In September 2022, 526 homes went pending, a decrease of over 4% year-over-year.

How many homes were for sale in Seattle at the end of September?

There were 985 homes for sale on the last day of September, up from 829 for sale at the end of August. At the end of September 2022, there were 1,236 homes for sale, so inventory continues to decline year-over-year.

The median days on market in Seattle was 10 for September. Up three days from August! I suspect we saw the peak for days on market in January.

The median percent of last list price was 100.0%.

449 homes closed in Seattle in September, down from 528 in August. Last year, 563 homes closed in September.

Seattle Months of Supply of Inventory (Pending)

Months of supply of inventory, which measures how long it would take to sell all the homes currently listed if no new homes hit the market, increased in September to 2, from 1.7 in August. A balanced market is considered 3 months, so we’re getting closer to a balanced market.
