Two Belltown condos that last sold near the height of the real estate boom are now on the market for 35% less than their 2007 price. Both are short sales.
The first is Unit #804 at The Parc at 1st Ave and Cedar St. The one-bedroom condo went for $459,000 five years ago. Today, it’s listed for $300,000. Located on the 8th floor, the 860-sq ft unit seems to be in really good condition. The downside is it’s one of the units at The Parc that looks directly into another condo across the courtyard.
A block or so away, Unit #1202 at the Harbour Heights sold in 2007 for $409,900 after a 25% jump from the previous sale just a year earlier. Now, the 862 sq ft, one-bedroom condo is listed for $265,500.
It would be interesting to see the unit in person since it’s hard to picture the layout and the advertised views from the listing photos.
Both of these condos are fairly spacious and priced well, at least compared to the lofty valuations from 2007. Let’s see where they end up this time around.
