Somes notes on Lumen:

  • The Bill and Melinda Gates Foundation campus is going to be built next door (likely noisey)
  • 94 units, 51 sold (three weeks ago)
  • Concrete, steel and glass construction
  • 24 floor plans
  • QFC is the anchor retail tenant with 35,000 square feet (they own the space)
  • Internal loading dock for the QFC so the truck doesn’t block the street
  • Other retail is 35,000 square feet (the space is rented)
  • They will have a Lumen lounge and sky bar
  • 2 elevators
  • 12 seat screening room
  • Patios on the inside units are 14×16
  • Wireless internet
  • BBQ
  • Gas fire pit
  • Skylights for some units
  • 24 hour conceirge
  • Drycleaning pickup
  • Lofts are 11.5 to 17 feet
  • There’s heating and A/C
  • Centralized hot water
  • HOA is $0.58/square foot
  • Jan/Feb occupancy
  • They have hard hat tours on the weekends

    I now know for certain that I don't like modernist decor. It is a bit cold.

    An article in the paper today said the new Sonics owners are interested in building a new arena where the current Memorial Stadium is next to EMP. If that plan comes to fruition, noise and traffic will move over to the east side of the center.
  • Sea~Condos
    Its going to be noisy on the Southside of the building.
  • Lumen is a risk in this neighborhood, and the location may turn some people off. But I think it's going to work. Lumen and the new Gates Foundation campus are watershed developments. The Uptown neighborhood, especially the east side of it, will never be the same.
