Ballard New Construction Duplex

You may get the impression that I love all the new construction modern contemporary homes being built these days. Generally I do like them because I’m not a fan of craftsmen but often times they’re boxy and bland. Something I don’t think is bland is a duplex that just hit the market in Ballard.

606 NW Market St – $480k – 2 beds, 1.5 baths, 1,514 square feet

608 NW Market St – $430k – 1 bed, 1.5 baths, 1,281 square feet

What I like:

  • The vertical wood boards on the exterior
  • The wood that wraps up the kitchen ceiling. Makes it feel like a package. Too often it looks like they just slam the kitchen in these new homes.
  • The stairs
  • Rooftop deck
  • Green: 5 Star Built Green, pre-wired for solar
  • Wood closet and bedroom doors

What I don’t like:

  • Stove – wish they had put a separate gas cook top and a stove in
  • Shared wall…
  • Air conditioners

    Ah, I do like AC in general. But I’m not a fan of the wall mount units. They just don’t look good! And yup, I should have looked at a map :).

    Hi Matt, these townhomes got a great reception at the opens this weekend. The air conditioners are mini split heat pumps that also heat the spaces very efficiently. The induction stoves eliminate the PCHCs indoors and contribute to the 5 star Built Green rating as part of the IAQ rating. The location, the lack of combustion, and the energy efficiency of the mini splits all contribute to the 5 star rating. It would have been even more difficult to achieve the top rating without these features. The designers did the best they could to mitigate the influence of the busy street with smart design. They will be snapped up quickly.

    I don’t care about the greenability of appliances per se but that range combo with the fan/micro screams cheap and apartment. I’m rather certain they could have done a better job being just as green and gotten some more upscale looking appliances.
