Weekly Wrapup – New Listings Slowing, But We’re Still Writing Lots of Offers

At the beginning of the last couple weeks I thought, “this is the week things are going to slow down.” That has proved to be true for new listings, the number of new listings has been less and less each week, but my buyer clients are as active as ever! Yes, they’re seeing less selection, but good homes are still hitting the market and homes that were previously out of reach, but have been sitting, are coming within reach after a price reduction or two. 

We’ve written a few offers this week but three of them are still in-play so too soon to blog about them, but here’s the details on one we wrote earlier in the week – it was a Madison Valley condo listed at $600k got 3 offers and went a little over $660k.

The most interesting story this week is a home that we ultimately didn’t offer on. It’s the Ravenna Treehouse. Getting only one offer at its offer deadline, it was pending (inspection) at $800k. But buyers got cold feet, it came back on the market, but with a big price reduction and is now priced at $735k. Last we heard there was 6 pre-inspections on it and I wouldn’t be surprised if it sold for more than $800k when they look at offers this Sunday.

What I can say about our offers in play are that for homes that have gone past their offer review deadlines there is definitely some ability to negotiate a better price than the list price.
