Not surprisingly a wild weather week and a three-day weekend meant we saw less listings last week than the one before. Of the ~150 new listings last week only two caught our eye; both mid-centuries, the first in West Seattle has been tastefully updated, the second, in North Seattle has lots of original charm.

While the weather was cold, buyer competition is heating up! For instance, the Belltown condo we just listed ended up with two offers and very easily could have had three. Plus every agent we follow on Facebook is posting about how crazy things are. This isn’t a surprise as we start each January with a bunch of new buyers who have a new years resolution to buy but since there are almost no homes for sale, it means the market will feel crazy. It will get less crazy in April, May and June when there is more homes for sale. So this is the time of year we counsel patience for our buyers, and if you’re thinking of selling, we strongly suggest taking advantage of the imbalance and listing sooner rather than later!
