Ah! We’re way late with last week’s weekly wrap-up! Better late than never though…

Sellers sort of took a break from bringing on new listings ahead of the holiday weekend, but none-the-less we saw 342 new listings last week (down 22% week-over-week). This week we’ve seen over 300 new listings so far, less than I expected. We brought on two, a top-floor Capitol Hill co-op and a nearly totally updated condo at Waterfront Landings.

Buyers did not take a break though with a nearly record number of homes going under contract (we did our part helping two buyers get under contract!)

My prediction for the fall is that over the next couple weeks we are going to see a lot more new listings which will be a welcome relief for buyers who haven’t found what they’re looking for or who have been outbid. As for sellers, it will be a good time for sellers of well positioned single-family homes, but it will continue to be tough for condo sellers until workers head back to offices.

Some of fave new listings this past week and a half.$3.27m Chez Beech in Madison Park, a $3m updated mid-century in Olympic Manor, a $4.8m Jim Olson designed home in North Admiral, and waterfront in Magnolia for $2.8m. Mid century fans check out – a cool mid-century in Laurelhurst, another cool one in Magnolia, an updated Magnolia one, and a Clyde Hill time capsule. And our fave new listings was a $3.6m floating home at Roanoke Reef but it went pending to the first buyer who saw it (we got a peek inside and it is amazing!).
