Weekly Wrap-up: Lots of bidding wars

Market Report

There were over 300 new listings this past week in Seattle. Remarkably, over 40% of those are already pendingThis leaves about 150 new listings on the market. The market is hot! How hot? This Phinney Ridge home received 33 offers, one in Fremont received 20 and the Seattle Times featured a Bothell home filled with trash that had 17 offers.

Sellers, list now before buyers get burnt out or buy a place. Buyers, be patient as many more homes will hit the market April onwards, even though rates right now are very attractive

All these new listings – but still slim pickings on interesting, eye-catching ones! All that caught our eye this week was a mid-century on the Eastside and the Volunteer Park Cafe live/work building is for sale

In condo news, many buyers at Nexus are doing their first walkthroughs giving us an unofficial and official look at the interiors. Closings are slated to start in February. Meanwhile, we met with Seattle House who aims to start sales in the spring for their massive condo project. They also published sample floor plans and kitchen renderings

Please let your friends that are looking to buy know that next week we’re holding a home buying class January 28th

P.S. American homes are overrun with bathrooms

I own and manage Urban Living, a boutique Seattle and Bellevue real estate brokerage. I love lofts, floating homes, new construction, and mid-century moderns, but I will help you buy or sell just about anything!
