Luma Update: 30% Pending
Quick update on Luma, the new construction condo project on First Hill with 168 units.
Since they last provided pending numbers September 1st, they’ve had 24 units go pending for a total of 51. They report that 5 of those were last week ‘with interested buyers eager to buy immediately. Many last month did so after their first visit.”
In terms of profiles, Luma’s buyers have shared that they’re looking for a ‘happy urban medium’ — easy and active but with some insulation as a result of Seattle’s recent dramatic population influx.
Wondering when you can get inside to see the building? They’re going to start hard hat tours near the end of February but for specific model homes only. Hard hat tours for specific units won’t start for several more months.
And in case you’re curious, we’ve had no success negotiating on price at Luma and haven’t heard of anyone who has had. So what you see in terms of pricing is what you’ll pay.
Update: Luma has also raised prices on a few units.

Update #2: Luma is on track for a mid-June completion date with closing happening through the summer. They’ll close from the bottom up.
