Market Wrapup
Summer is finally here and not surprisingly there weren’t many new listings this week. We expect that we won’t see many new listings until after Labor Day. This makes it a good time for buyers to negotiate on homes that have been sitting on the market, though we’re still seeing bidding wars for single-family homes under $1m in good neighborhoods; just yesterday we helped a buyer win a bidding war on a Fremont home. However, the condo and townhouse market has been tough on sellers. For instance we’re helping someone buy a Queen Anne townhome for much less than what it sold for in 2017. What might get the condo market going again is that interest rates are nearing a three year low, while rents are starting to increase again making buying rather than renting more attractive.
In real estate news, the Emerald has topped out and hit 20% in sales. Last week we had a hard hat tour of the Emerald; you can take a peek at their progress and views (sadly it was cloudy!)
For hot days like today we’d recommend say this Northlake floating home, or this Stuart Silk designed $10m Gold Coast home. Not on the water, but still cool, we like this mid-Mercer Island contemporary and we like this home in Bellevue. And to get away from it all how about a modern mountain loft for hiking, biking and skiing.
p.s. we dropped our Hawthorne Square gem to $999k; it’s a steal!
