Seattle weekly wrap-up: second busiest week for new listings
Whoa! It was a big week for new listings in Seattle – the second busiest week of the year with 457 new homes, up 27% from last week (listing were only up 10% in the inventory constrained Eastside). Definitely more sellers than I expected rushed to get their homes on the market before the summer slowdown begins next week. Though I bet they didn’t plan on the fact that they’d be listing in a heatwave… I sure hope a lot of those listings have AC! Fortunately, Seattle is more air-conditioned than it used to be; though we’re the least air-conditioned metro at 44%.
Want to beat the heat? Get a waterfront home! Or one with a pool! We love living on the water. If you’re in the market, there were a couple of great new waterfront listings this week – a midcentury on Holmes point, a midcentury in Shorewood, a floating home on our old dock, or a modern place in Friday Harbor. Or escape the heat by escaping to the mountains! There’s a place for sale at the Pass Life or a brand new place near Hyak.
Otherwise, we love this $2m NW contemporary in Magnolia, a $2.7m midcentury in Enatai, and this midcentury by Magnolia village.
In terms of condos, the market is heating up finally! We had a client offer on a condo in Burien and it had 5 offers and went for 20% over asking. We also toured the just-completed Koda, now 39% pending + sold and it looks like Shoresmith in SLU is almost done. And our thoughts are certainly dwelling on the Surfside condo collapse in Florida. What a tragic accident :(.
