Single-family December market report: another unusual month
The numbers for what the Seatle single-family and townhome real estate market did in December are out.
Given the number of closings in November, we shouldn’t be surprised that December had more closings than any previous December at 797. Remarkably this puts the number of closings for December on par with the busiest months for closings in 2018 and 2019!
I was surprised to see the median price and median price per square foot dip but as you can see median price bounces around a bit, so I wouldn’t read too much into a one month decline as the market for single-family homes is still very hot.
It is crazy that we saw double the number of new listings in December 2020 as December 2019. Typically sellers wait until the new year to list, but not this year.
December ended the month with 648 homes for sale versus 2019’s 585, so buyers were definitely buying all those new listings and they weren’t sitting around.
And so no surprise that we saw 631 homes go pending versus 2019’s 427.
