The spring break slowdown is here! Some kids have this week off, some next week. The result is that new listings slowed last week and will be slow this week and next. If you’re looking for a single-family home be patient, there will be a bump in mid-April (and yes, it is crazy kids here get a mid-winter break and a spring break…)

Spring break slows down # of new listings

Seattle: 239 new listings last week, down 12.5% w-o-w
Eastside: 186 new listings last week, down 11% w-o-w

Buyers were busy last week, but a slowdown is coming

Seattle: 211 pending last week, up 5% w-o-w
Eastside: 177 pending last week, up 7.3% w-o-w

Buyers, be patient; sellers, let’s go!

Buyers: buyers should be patient, the home-buying season is still just getting started, and you still have lots of time to find your dream home.

Sellers: you should list sooner rather than later to take advantage of low competition from other sellers and seemingly many eager buyers.
