First Look: Vik Ballard’s Sales Center
Vik Ballard quietly opened the doors of their sales center at 1718 NW Market Street this weekend their early email registrants. Vik Ballard is one of three condo buildings to go on sale this cycle (Insignia and Solo Lofts are the others). Its a 117 unit building being developed by Continental Properties (developer the Cosmo, Canal Station, Metropolitan Tour, Gatsby, Vox…) and being marketed by Rennie Marketing (Escala) and sold by Erik Mehr (Escala).
First off pricing, prices start at $254,900 with 50 of the 117 homes priced under $349,900. There are 12 studios and a handful of two bedrooms.
One bedroom – 520 to 755 square feet – $254,900
One bedroom – 661 to 762 square feet – $339,900
One bedroom + den – 733 to 827 square feet – $349,900
Two bedroom – 1,114 to 1,196 square feet – $569,900
Two bedroom + den – 1,127 to 1,203 square feet – $599,900
They’re expecting to start selling in a month or two and will require 5% down. The building should be complete in about 18 months. They’re partnering with Wells Fargo for financing who will offer a year rate lock with float down.
Finishes are pretty high quality so they won’t be offering any upgrades. Ceiling height is 9′. No gas, so you’ll be cooking on an electric cooktop. Front loading washer and dryer is included. Almost all units come with a deck except for one. Some of the outlets will have integrated USB charing for your iPhones. Central hot water saves on a few square feet of space. No A/C.
In terms of amenities, there will be a small gym, a big roof top deck, and a big lobby.
Everyone gets parking except the studios.
Grand opening is April 26th but the sales center is open now if you want to swing by and check it out from 11am to 6pm.
