Weekly Wrapup – New Listings Are On Vacation
Given it is a holiday weekend it is no surprise that new listings this week were almost non-existent. Only sellers really having to sell or agents in a hurry listed anything this week. So if you’re on vacation, don’t stress, you’re not missing many new houses while you’re out. If you’re in the city though, take a second look at what is on the market as your competition is likely on vacation. Now is the time to pounce on something whose offer review date may have come and gone! Just drop us a line if you want to make a move.
Looking back at this past week, we were busy!
- Anticipating that its sister house at 750 N 73rd St was going to get too many offers my clients got under contract on 752 N 73rd St, which was off-market. Sounds like we ended up paying less than the buyers of 750 N 73rd St.
- We helped a buyer beat 3 other buyers on that amazing Ralph Anderson. All 4 offers were above $2.2m and two were all cash. The second highest offer went so far as to offer the sellers who were moving back to Germany two weeks vacation at the home for as long as they owned it. In the end, our clean, very competitive offer, got it done!
- Remarkably we were the only offer on this two bedroom at the Meritage and we got it for list price and were able to include a financing and inspection contingency.
- Sadly we lost on this “grandma” house in Wedgwood listed at $800k ended up with 8 offers and went well into the $900s :(.
