Seattle weekly wrap-up: fall slow down for new listings is finally here

The fall slow down is here! New listings dropped below 300 a week to 231 putting them down 25% week-over-week. However many buyers still haven’t found the one making it a frustrating time to be a buyer as we won’t see more than 300 new listings a week until mid-March 2023 :(.

Of those 231 new listings, all that caught our eye were two newer PNW modern homes in a 9-home enclave in Hawthrone Hills, built just a few years ago. The one listed at $2.25m is already pending after just 3 days and the second listed at $1.995m is looking at offers Tuesday. But if you need a vacation getaway, how about a legit log cabin? Or a waterfront place on Bainbridge.  

Even with a listing slow down, we were busy this past week helping a client close on a Vashon beach cottage and another close on a condo at Spire that they’ve been under contract on for over two years (gotta be patient with new condos sometimes!) And we helped another client get under contract on a huge view property in West Seattle with so much potential.

Thinking of remodeling? We have a client who spoke with CRD and JAS, both are booking new project starts for mid-2023! Also, expect pricing to be crazy. As we look at restarting our remodel post-fire, we had our window package quoted 15% higher than a year ago and Fleetwood sliding glass doors are booking 4.5 months out and they can’t guarantee delivery due to a shortage of extruded aluminum.
