Seattle weekly wrap-up: happy Thanksgiving week!

Happy Thanksgiving week! It is going to be a slow week for new listings due to the holiday and sellers assuming buyers are out of town or distracted.

Last week we saw just under 200 listings. This week we should see about half of that. Buyers will likely be more active than sellers are which will draw down the inventory that hasn’t been selling for one reason or another.

If you’re hoping to be in a new home by the holidays you have about one week left to get a place under contract and close in time. We’re telling most buyers that with six weeks left in the year, most of which will be very slow for new listings, they should be planning on next year.

Stories from last week – we helped a buyer move fast on a new townhome that wasn’t listed yet, the identical neighboring townhome ended up going pending for $30k more a day later. We had another buyer tour a Fremont townhome, and it had 13 offers and went 20%+ over and was on a busy street nonetheless. Meanwhile, we saw a couple of homes we thought would have multiple offers go past their offer deadlines. Outside Seattle, we helped a buyer offer on a Kingston waterfront lot that had been on the market for three years. Remarkably this weekend it had three offers and will go pending at or above list price. Blows my mind!

The only Seattle new listing to catch my last week is this custom home on Queen Anne.

In terms of getaways – here’s a PNW modern on Bellingham Bay and I can’t put my finger on why, but I dig this San Juan Island waterfront estate. If you’re looking for a ski place near Mount Baker, a few listings hit at Glacier. This log cabin would be my fave.
